Search and selection.

Searching for a new home might take time until you find the property that meets all your requirements. And we are not only referring to budget, number of rooms, location, etc., but also to the compatibility with your lifestyle.

At Finques Cel Blau we love being part of the process from the very first moment: learning what type of home you are searching for and undertaking the research with you until we find the perfect housing proposal.

Administrative bureaucracy

During this time, we must prepare all the necessary documentation to acquire your property, as well as carrying out a survey of the property to ensure that everything is in order: registration, encumbrances, liens, urban planning conditions, etc.

Another important aspect of this initial phase is to consider the financing options for the transaction. After three decades dedicated to real estate operations, we can opt for advantageous options when arranging mortgages or loans for our clients.

Purchase process.

We will see you through the whole process of buying a property:

  • Negotiation and reservation: we mediate with the property to defend your interests and achieve an agreement and an optimal compromise for both parties.
  • Sale and purchase agreement: we draw up a clear and updated contract that includes all the agreed provisions. At the signing of this contract, it is customary to make a deposit of 10% of the purchase price.
  • Deed: this is the public document with which you finalize the purchase process; it is signed before a notary, chosen by the buyer, always accompanied by us.
  • Payments and taxes: the costs to be paid by the buyer when finalizing the purchase are: notary fees, registration fees at the Land Registry and taxes.

If the property is second-hand, you will pay the Transfer Tax (ITP) which is 10% of whichever of the following is higher: the cadastral reference value or the agreed price.

If the property is a new construction, you will pay 10% VAT and 1.5% Stamp Duty (AJD).

n the case of non-residents, it will be time for us to process the Foreigners' Identity Number (N.I.E.) and help you open a bank account in Spain.
